Roof valley leaks: why we see them most on Henley and Reading older properties

A roof valley is the concentration point for water flow on a pitched roof. When it fails, the leak is fast and the damage spreads quickly. The fix is specialist work.


Valley failures are one of the most common calls we take from homeowners across Henley, Reading, and the surrounding villages. They are also one of the most misdiagnosed. If you have a stain on a bedroom ceiling and no obvious missing tiles, the valley is often where the problem started.

What a roof valley is and why it matters


A valley is the internal angle formed where two roof slopes meet. Think of the crease between two pages of an open book, but running down your roof at a pitch. Every drop of rain that falls on either slope drains toward that line.


That concentration effect is significant. On a typical pitched roof with one or two valleys, those channels can carry somewhere between 30 and 40 percent of all the water falling on the roof. On a more complex roofline, with multiple gables or dormers, the proportion can be higher still.


The older properties in Henley-on-Thames tend to have exactly that kind of complexity. Steeply pitched Victorian and Edwardian houses with multiple gables, as you find across Reading and Caversham, often have three or four valleys working at once. Each one is under constant hydraulic pressure every time it rains.


The valley lining itself sits beneath the tiles or slates on either side. It is usually formed in lead, mortar, or a moulded GRP (fibreglass) profile. In older properties, it may be the original lead laid decades ago, or a mortar repair done at some point in between. Either way, it has been handling that water volume for a long time.


When the lining degrades, even slightly, water finds its way underneath. And once it is underneath, it travels.


The four ways a valley fails


Not all valley failures look the same. We see four distinct failure modes, and each one has a different repair path.


Split or cracked lead.
Lead is the traditional and most durable valley lining. But lead moves. It expands in heat and contracts in cold, and over many years that thermal cycling causes fatigue. Splits develop along the centre of the valley, or at the edges where the lead was dressed against the tiles. On older Henley properties with original lead valleys, this is the failure mode we see most often. The splits can be hairline and still let in a significant volume of water.


Cracked or degraded GRP.
From the 1980s onward, many valleys were lined with moulded fibreglass sections. GRP is light, fast to install, and initially effective. Over time, UV exposure and thermal movement cause it to become brittle. It cracks along the spine of the valley or at the joints between sections. We see a lot of failed GRP valleys on Caversham 1930s detached homes where a previous owner had the roof worked on and opted for a cheaper lining. It performs well for a decade or so and then deteriorates quickly.


Eroded mortar joints.
Some valleys, particularly on older clay-tile roofs, were finished with mortar pointing along the tile edges rather than a continuous lining. The mortar seals the gap between the tile and the valley board. When that mortar erodes, which it does over years of freeze-thaw cycles and rain, the gap opens up and water runs straight through. This is a gradual failure. It often goes unnoticed until the pointing has broken down across a long section.


Badly cut or incorrectly bedded tiles.
This one is not always age-related. It is often the result of previous repair work done without proper knowledge of how a valley should be cut and dressed. Tiles on either side of a valley need to be cut at the correct angle and positioned to direct water into the valley, not past it. When they are cut too short, or laid at the wrong pitch, water runs behind them. We find this regularly when we survey roofs that have had work done by someone without specialist valley experience.


Why the leak appears nowhere near the valley



This is the detail that confuses most homeowners. The valley is on the back of the house. The ceiling stain is in the front bedroom. Surely they cannot be connected?

They almost always can be.


Water entering through a failed valley does not fall straight down. It hits the roof timbers, the sarking felt, or the top of a ceiling joist, and then it travels. It follows the slope of the timber, runs along a rafter, pools at a joist, and eventually soaks through the plasterboard at whatever low point it reaches. That low point might be two or three metres from where the water entered.


On a complex Victorian roofline with multiple internal angles, the travel distance can be even greater. Water entering at a valley above a rear extension can appear on the ceiling of a front room. Water entering at a high valley on a gabled dormer can stain a ceiling two floors below if the felt has degraded and the water is finding its way down a wall cavity.


This is why a visual inspection from inside the loft is always part of any proper valley assessment. The stain tells you there is a problem. The loft tells you where the problem actually is. Without both, you are guessing.

heritage roof work on some of the older properties in this area, where the roof structures are complex and the water pathways are anything but obvious. Forty years of working on these roofs teaches you to follow the water, not the stain.


What proper valley repair involves


The repair approach depends on what is there and how far the failure has progressed.


Partial repair
is appropriate when the lining is in reasonable overall condition and the failure is localised. A split section of lead can be patched or replaced in that section. A short run of failed mortar can be raked out and repointed with the correct material. This is the lower end of the cost range, typically from around £600 for a straightforward repair to a single valley section.


Full valley replacement
is needed when the lining has failed along its length, when the underlying timber has been damaged by sustained water ingress, or when the existing material is simply at the end of its useful life. A full replacement means lifting the tiles on both sides of the valley, removing the old lining, inspecting and treating the valley board and any affected timbers, and laying a new lining to current standards.

British Standard 5534 on all pitched roof work, and our lead work is carried out to Lead Sheet Training Academy standards. On older properties, particularly listed buildings or those with original lead, getting the specification right matters as much as the physical repair.


Full valley replacement typically runs from around £800 to £2,000 depending on the length of the valley, the access required, and whether any timber work is needed. On a complex roofline with multiple valleys, the cost reflects the time and the number of valleys involved. We always specify exactly what is needed before any work starts. You will not be quoted for a full replacement if a partial repair is the right answer.


The
